Park rules and conditions.

Area71 RV Park is a privately operated RV park and campground. These rules keep the park clean, safe, quiet, and enjoyable for everyone.

These rules are here to keep Area71 RV Park clean, safe, quiet, and enjoyable for everyone. We are not trying to make the park overly strict. The basic idea is simple: be respectful, keep your site clean, pay on time, control your animals, and do not create problems for your neighbors.

By staying at Area71 RV Park, you agree to follow these Rules, Terms and Conditions.

1. Campground / RV Park Guest Policy

Area71 RV Park is a privately operated RV park and campground.

Guests must follow posted and distributed park policies, including policies for quiet hours, alcohol use, smoking and tobacco use, pets, visitors, payments, site condition, safety, and use of park facilities.

Guests who fail to follow park rules, fail to pay amounts owed, disturb others, create unsafe conditions, allow unauthorized guests, damage property, or violate the law may be required to leave the park. Law enforcement may be contacted when appropriate.

2. Campers Are Guests, Not Residents

Area71 RV Park provides RV sites for camping, travel, recreational, seasonal, and temporary stays. Campers, occupants, and visitors are guests of the park and are not owners of the RV site.

A reservation, monthly stay, seasonal stay, or payment for a site does not create ownership rights or any right to permanently occupy the site.

Management may refuse service, cancel a stay, or require a guest to leave for violating park rules, failing to pay, disturbing others, damaging property, creating an unsafe condition, or failing to follow management instructions.

3. Check-In, Checkout, Registration, and Occupancy

All campers must register with management before occupying a site.

Checkout time is 12:00 PM noon unless management approves a different checkout time in advance.

Guests who remain past checkout without approval may be charged additional fees and may be required to leave.

Only the people listed with the park are authorized to stay at the site. Guests are responsible for their family members, children, visitors, contractors, pets, and anyone else they allow onto the property.

Management may ask for the names of all occupants and may require updated contact information at any time. Unauthorized occupants are not allowed.

4. Visitors and Unauthorized Guests

Visitors are allowed only if they are invited by a registered guest and follow all park rules. Registered guests are responsible for the behavior of their visitors.

Do not allow strangers or unregistered people to use park facilities. Do not share shower codes, bathroom codes, gate codes, Wi-Fi passwords, laundry access, or any other park access information with anyone who is not authorized by management.

Anyone who is not a registered guest or approved visitor may be required to leave immediately.

5. Quiet Hours

Quiet hours are 10:00 PM to 8:00 AM daily. During quiet hours:

  • No loud music.
  • No loud vehicles, revving engines, yelling, or parties.
  • No fireworks.
  • No loud outdoor gatherings.
  • No barking dogs or noisy animals.
  • No generators unless specifically approved by management.

Music should never be loud enough to bother the RV site next to you. If your neighbor can clearly hear your music inside or outside their RV, it is too loud. Repeated noise complaints may result in removal from the park.

6. Good Neighbor Rule

Please respect other campers. Do not walk through another camper's site without permission. Do not park on another site. Do not block roads, driveways, utilities, dumpsters, bathhouses, laundry areas, fuel areas, adjacent sites, or access roads.

Keep conversations, music, vehicles, pets, and children at a respectful level. Harassment, threats, fighting, abusive language, intimidation, or aggressive behavior toward other guests, staff, management, or neighbors will not be tolerated.

7. Site Cleanliness

RV sites must be kept clean, neat, and free of clutter, trash, junk, and debris. The following are not allowed on RV sites unless management gives specific approval:

  • Junk piles.
  • Loose trash.
  • Scrap materials.
  • Broken furniture.
  • Indoor furniture used outside.
  • Appliances stored outside.
  • Excessive decorations or clutter.
  • Unused lumber or construction materials.
  • Tires, parts, or vehicle parts.
  • Tarps used as permanent covers.
  • Items stored under, around, or behind the RV in a messy manner.

Management may require a guest to clean up their site. If the site is not cleaned up promptly, management may remove the items, charge a cleanup fee, or require the guest to leave.

8. Trash and Dumpsters

Household trash must be bagged and placed in approved trash containers or dumpsters. Do not leave trash outside overnight.

Do not dump furniture, mattresses, appliances, construction debris, tires, oil, batteries, hazardous materials, or large items without management approval. Guests may be charged for improper dumping or cleanup.

9. RVs, Vehicles, Parking, and Overflow Parking

Each RV site is limited to one RV unless management gives written approval.

Each RV site may have up to two guest automobiles parked at the site, if space allows and the vehicles fit safely without blocking roads, utilities, neighboring sites, or access areas.

Overflow parking may be available. Park staff will advise guests where overflow vehicles, boats, trailers, or extra equipment may be parked.

Roads may not be blocked at any time. Entrances to adjacent RV sites may not be blocked at any time. Guests may not park in another guest's site, block another guest's access, block utility pedestals, block water or sewer connections, block dumpsters, block bathhouse or laundry access, block fuel areas, or block emergency access.

All vehicles must be operable, licensed if required, and parked in approved areas. No junk cars, inoperable vehicles, abandoned trailers, equipment, or storage trailers are allowed on RV sites without written management approval.

Vehicle repairs, oil changes, fluid draining, major maintenance, or messy mechanical work are not allowed on RV sites. Management may require vehicles, trailers, boats, or equipment to be moved at any time.

10. RV Condition and Appearance

RVs must be safe, roadworthy, and presentable. Management may refuse or remove RVs that are unsafe, severely damaged, leaking, unsightly, or not appropriate for the park.

RVs must be properly connected to utilities and may not create hazards, leaks, sewage problems, electrical problems, or other unsafe conditions.

11. Decks, Fences, Skirting, and Structures

Decks, fences, stairs, porches, ramps, sheds, additions, storage boxes, carports, shade structures, and other permanent or semi-permanent structures require management approval before construction. Approval is required before any materials are delivered or construction begins. After construction, management must inspect and sign off on the finished work.

Decks and similar structures must be built with treated lumber, sound construction practices, safe stairs and railings where needed, and a neat appearance. Structures must not block utilities, meters, water connections, sewer connections, electrical pedestals, roads, drainage, maintenance access, mowing access, or emergency access.

Management may require any unapproved, unsafe, poorly built, or unattractive structure to be repaired, changed, or removed. Underskirting is allowed only if it is neat, firmly attached, properly maintained, and approved by management. Loose, torn, sagging, unsafe, or messy skirting must be repaired or removed.

12. Site Improvements and Custom Requests

Picnic tables, concrete pads, gravel work, site upgrades, and other site customizations may be available for an additional fee. Guests should ask park staff if they have special requests, accessibility needs, site improvement requests, or other requirements.

No guest may make permanent or semi-permanent changes to a site without management approval. This includes decks, fences, skirting, stairs, pads, landscaping, utility changes, drainage changes, digging, posts, anchors, sheds, storage boxes, ramps, or other improvements.

Any approved work must be neat, safe, well-built, and completed in a way that looks good and does not create maintenance, utility, safety, drainage, mowing, or access problems.

13. Utilities

Guests must use utilities safely and responsibly. Electrical, water, and sewer connections must be made with proper RV equipment in good condition.

No exposed unsafe wiring, leaking water hoses, leaking sewer hoses, damaged plugs, damaged cords, overloaded circuits, or unsafe adapters are allowed. Guests are responsible for damage caused by improper hookup, freezing, leaks, clogs, or misuse.

14. Underground Utilities and Digging

All utilities at Area71 RV Park are underground. No digging, trenching, staking, post-driving, drilling, grading, or ground disturbance is allowed without prior approval from park management.

This includes, but is not limited to, installing posts, signs, fences, skirting supports, decks, stairs, satellite dishes, landscaping, utility lines, dog tie-outs, anchors, or any other item that goes into the ground.

Guests are responsible for any damage caused to underground utilities, water lines, sewer lines, electrical lines, phone lines, internet lines, irrigation, or other park infrastructure. If you need to install or secure anything at your site, contact park management first.

15. Dedicated Phone, DSL, Internet, and Local Utility Services

Dedicated DSL and phone services may be available at many sites throughout the park. Guests must confirm with park management before ordering any dedicated phone, DSL, internet, utility, or local service to an RV site.

Do not authorize a provider, installer, utility company, contractor, or service technician to dig, trench, attach equipment, install lines, modify utilities, or perform work at the park without management approval. Any dedicated service must be installed neatly, safely, and in a way that does not damage park property, interfere with other guests, or create utility or maintenance problems.

16. Septic System Rules

Area71 RV Park is served by a highly regulated and advanced septic system. Protecting the septic system is extremely important. Only normal human waste and RV-safe toilet paper may be flushed.

Absolutely no wipes, baby wipes, flushable wipes, paper towels, feminine products, diapers, rags, grease, oil, food waste, chemicals, cigarette butts, trash, or non-biodegradable solids may be flushed or put into the sewer system.

Guests must use proper RV sewer hoses and fittings. Sewer hoses must be securely connected, properly supported, and leak-free. No sewage, gray water, food waste, grease, chemicals, or other waste may be dumped on the ground.

Guests who violate this rule and cause backups, clogs, damage, service calls, system failure, cleanup, or regulatory problems may be held responsible for repair costs, pumping costs, cleanup costs, professional service fees, fines, and any other related expenses. Violation of septic rules may also result in removal from the park.

17. Winter Water and Sewer Connections

Winter guests are responsible for protecting their water and sewer connections from freezing. During freezing weather, guests must use heated water hoses and proper winter-rated water connections.

Sewer connections must be protected, properly sloped, and maintained so they do not freeze, leak, clog, or create a backup. Guests are responsible for freeze damage, broken hydrants, broken water lines, sewer backups, leaks, cleanup, or service calls caused by improper winter hookups or failure to protect connections. Management may require unsafe or improper winter hookups to be corrected immediately.

18. Propane and Fuel Storage

Normal RV propane use is allowed. No propane bottle larger than 100 pounds is allowed on an RV site without management approval. No more than 100 pounds total of propane may be stored on any RV site without management approval.

No bulk fuel storage, fuel drums, large gasoline storage, hazardous materials, or unsafe fuel containers are allowed. Small approved fuel containers for normal camping or equipment use must be safely stored and may not create a fire, odor, spill, or safety hazard. Management may require any unsafe or excessive fuel, propane, or hazardous material to be removed immediately.

19. Pets and Animals

Pets are allowed only if they are quiet, controlled, and not aggressive. No barking, aggressive, vicious, threatening, or uncontrolled dogs or other animals are allowed at any time.

Pets must be kept on a leash or otherwise under physical control when outside the RV. Pets may not roam loose. Pets may not be left outside unattended. Guests must clean up pet waste immediately and dispose of it properly.

Pet owners are responsible for all damage, injury, noise, cleanup, or problems caused by their animals. Management may require any animal to be removed from the park immediately if it is aggressive, disruptive, noisy, dangerous, or creating complaints.

Service animals are handled according to applicable law, but they must still be under control and may not be aggressive or disruptive.

20. Children and Supervision

Parents and guardians are responsible for their children at all times. Children should not be left unsupervised in common areas, bathhouses, laundry areas, roads, trails, utility areas, near equipment, near the gas station, or near fuel tanks.

Children may not damage park property, disturb other guests, enter another guest's site without permission, or play in unsafe areas.

21. Bathhouse, Showers, Laundry, and Common Facilities

Shower house, bathroom, laundry, and other common facilities are for registered guests and approved visitors only. Do not share access codes with anyone who is not authorized by management.

Be respectful and clean up after yourself. No smoking or vaping is allowed inside these facilities. Do not leave trash, clothing, towels, personal items, soap, bottles, food, cigarette butts, or other messes behind.

If a common area is messy, damaged, out of supplies, or needs attention, please text or call park management at 417.337.7171. Guests may be charged for damage, excessive mess, vandalism, misuse, or allowing unauthorized people to use park facilities.

22. Laundry Facilities

Laundry facilities are for registered park guests only. Laundry is provided on the honor system. Each load is $5 per load, and each load includes one wash cycle and one dry cycle for that same load. Cash payment should be placed in the laundry honor box for each load.

Please be respectful of other guests. Do not leave clothes sitting in washers or dryers for long periods of time. Clean up lint, spills, dryer sheets, trash, and personal items when you are finished. No smoking or vaping is allowed inside the laundry facility.

If the laundry area is messy, damaged, out of supplies, or needs attention, please text or call park management at 417.337.7171. Guests who misuse the laundry facility, fail to pay laundry fees, damage equipment, create messes, or allow unauthorized people to use the facility may lose laundry privileges or be required to leave the park.

23. Security Cameras

Security cameras are present throughout Area71 RV Park for safety, security, property protection, and rule enforcement. Cameras may be located in outdoor areas, roads, entrances, common areas, laundry facilities, and shower house common areas. There are security cameras inside the laundry common area.

There are no cameras inside private bathrooms, private shower rooms, changing areas, or any other private bathing or restroom areas. By entering and using the park, guests and visitors understand that video monitoring may be in use in common and public areas of the property.

24. Alcohol, Public Intoxication, and Disorderly Conduct

Responsible alcohol use by legal adults is allowed at individual RV sites. Public intoxication, disorderly behavior, loud drinking parties, fighting, threats, harassment, open drug use, or any behavior that disturbs others is not allowed.

Management may require anyone who is intoxicated, disorderly, unsafe, or disturbing others to leave the park immediately. Authorities may be called when appropriate. Illegal drugs and illegal activity are not allowed anywhere on park property.

25. Smoking, Vaping, and Fire Safety

Smoking and vaping are not allowed inside park buildings, bathrooms, showers, laundry areas, offices, or other indoor facilities. Dispose of cigarette butts properly. Do not throw cigarette butts on the ground.

Campfires are allowed only in approved fire rings or approved portable fire pits and only when conditions are safe. Do not leave fires unattended. Fires must be fully extinguished before leaving the site or going to bed. Do not burn trash, plastic, treated wood, furniture, pallets, or hazardous materials. Management may restrict or ban fires during dry, windy, or unsafe conditions.

26. Fireworks

Fireworks are allowed only during Fourth of July weekend, unless management gives written approval for a specific event. Fireworks are not allowed within 500 feet of fuel tanks, propane tanks, gasoline pumps, the gas station, or any other fuel storage area.

No fireworks are allowed during quiet hours. No fireworks may be aimed toward RVs, vehicles, people, animals, buildings, trees, fuel areas, roads, or neighboring property. Guests are responsible for all cleanup, damage, injury, fire risk, or complaints caused by fireworks. Management may stop fireworks at any time if conditions are unsafe or if guests are not being respectful.

27. Weapons, Dangerous Items, and Illegal Activity

Guests must follow all federal, state, and local laws. No illegal weapons, unlawful firearm use, explosives, dangerous items, or unsafe behavior are allowed.

Firearms, BB guns, air guns, paintball guns, bows, slingshots, and similar items may not be discharged in the park. Threatening or unsafe use of any weapon or dangerous item is grounds for immediate removal and law enforcement may be called.

28. Speed Limit and Driving

Drive slowly and carefully at all times. The park has children, pets, pedestrians, golf carts, RVs, and vehicles moving throughout the property.

Unless otherwise posted, the speed limit is 5 MPH inside the RV park. Reckless driving, spinning tires, racing, loud exhaust, or unsafe operation of any vehicle is not allowed.

29. Golf Carts, ATVs, UTVs, and Similar Vehicles

Golf carts, ATVs, UTVs, scooters, and similar vehicles may be allowed only if operated safely and respectfully. Operators must follow park speed limits and all applicable laws.

No reckless driving, loud operation, off-road damage, road blocking, or driving through other sites. Management may restrict or ban any vehicle that creates noise, safety issues, property damage, or complaints.

30. Trails, Lake Access, and Natural Areas

Use trails and lake access areas at your own risk. Stay on established trails where possible. Watch for uneven ground, rocks, roots, wildlife, insects, snakes, ticks, poison ivy, wet surfaces, cliffs, drop-offs, and changing weather.

Children should be supervised on trails and near water. Do not damage trees, plants, signs, fences, trails, water lines, utilities, or natural areas. Do not litter.

31. Wi-Fi, Internet, and Network Use

Park Wi-Fi and internet services are provided as a convenience and are not guaranteed. Guests may not tamper with, move, unplug, reset, damage, or modify park internet equipment, routers, access points, antennas, cables, or network devices.

Guests may not use park internet service for illegal activity, hacking, harassment, excessive abuse, unauthorized access, copyright violations, or activity that interferes with service for other guests. Management may restrict, suspend, or block internet access for misuse, abuse, excessive disruption, illegal activity, or interference with park equipment or other guests.

32. Mowing, Trimming, Maintenance, and Site Access

Guests must keep their site arranged so park staff can mow, trim, inspect, maintain utilities, read meters, access pedestals, access water and sewer connections, and perform maintenance.

Do not place items where they block mowing, trimming, roads, drainage, utility pedestals, water connections, sewer connections, meters, or maintenance access. Management may require items to be moved for mowing, trimming, utility work, drainage, repairs, inspections, or safety reasons. Guests are responsible for damage to personal items left in areas that block normal mowing, trimming, utility access, or maintenance.

33. Documentation of Rule Violations, Damage, and Site Conditions

Management may photograph or video record RV sites, vehicles, utilities, animals, common areas, damage, unsafe conditions, clutter, debris, unauthorized structures, improper hookups, rule violations, and other park-related issues for documentation, safety, maintenance, insurance, enforcement, or legal purposes.

This does not allow management to enter a guest's RV except in an emergency or as allowed by law.

34. Mail, Packages, and Deliveries

Guests may receive mail or packages only if approved by management. Area71 RV Park is not responsible for lost, stolen, delayed, damaged, or misdelivered mail or packages.

Do not use the park address as a permanent legal residence address without management approval.

35. Business Activity and Soliciting

No business, sales activity, repair operation, storage business, short-term rental activity, or commercial operation may be run from an RV site without management approval.

No door-to-door sales, solicitation, political canvassing, religious solicitation, or distribution of materials is allowed without management approval.

36. Monthly Lot Fees, Due Date, and Returned Payments

Monthly lot fees are due on the 1st day of each month unless management agrees otherwise in writing. All lot fees, utility charges, deposits, laundry fees, and other charges must be paid on time.

Failure to pay when due is a serious rule violation and may result in late fees, loss of park privileges, removal from the park, and/or legal action.

Returned checks, NSF payments, failed ACH payments, disputed payments, or other returned electronic payments will result in a $20 returned payment fee to help cover the bank fees, processing costs, and administrative expense caused by the returned payment.

Partial payment does not guarantee continued occupancy unless management agrees in writing. Guests are responsible for any unpaid lot fees, utility charges, returned payment fees, damage, cleanup fees, late fees, or other amounts owed.

37. Damage and Cleanup Fees

Guests are responsible for damage caused by themselves, their occupants, visitors, pets, vehicles, contractors, or property. This includes damage to RV sites; grass, gravel, roads, trees, and landscaping; utility pedestals; water lines; sewer connections; the septic system; underground utilities; buildings; bathhouses; laundry facilities; signs; equipment; and other guest property.

Guests may be charged for repairs, replacement, cleanup, labor, materials, disposal, pumping, service calls, or professional services needed due to damage or rule violations.

38. Management Access to Sites

Management may enter an RV site area for maintenance, repairs, utility work, meter reading, inspections, emergencies, rule enforcement, safety concerns, mowing, trimming, documentation, or to protect park property.

Management will not enter a guest's RV except in an emergency or as allowed by law. Guests may not block management access to utilities, meters, roads, drainage, mowing areas, or maintenance areas.

39. Removal, Notice, and Failure to Correct Problems

Area71 RV Park is a privately operated RV park and campground. Guests are expected to follow park rules, pay on time, keep their site clean, respect other guests, and follow management instructions.

For non-emergency rule violations, management may, but is not required to, give the guest notice and an opportunity to correct the problem. The amount of time allowed to correct the problem will be decided by management based on the seriousness of the issue, the impact on other guests, safety concerns, park operations, and the guest's history of compliance.

Some problems may require immediate removal without an extended correction period, including nonpayment, returned or disputed payments, unauthorized guests or occupants, threats, fighting, harassment, abusive behavior, public intoxication or disorderly conduct, illegal activity, aggressive or repeatedly barking animals, serious noise violations, damage to park property, sewage/utility/fire/safety hazards, blocking roads/entrances/utilities/emergency access, excessive clutter or debris, failure to follow management instructions, and any conduct that disrupts the quiet enjoyment, safety, or comfort of other guests.

If a guest is told to correct a problem and fails to do so within the time allowed by management, the guest may be required to leave the park. If a guest is told to leave and does not leave voluntarily, management may contact law enforcement and/or pursue any legal remedy available. Guests remain responsible for unpaid fees, damage, cleanup costs, utility damage, returned payment fees, and other amounts owed even after leaving the park.

40. Emergencies and Law Enforcement

For emergencies, call 911 first. Please also notify park management as soon as practical.

Management may contact law enforcement, fire department, animal control, emergency medical services, utility providers, or other authorities when needed. Unpaid lot fees, returned payments, clutter, debris, noise violations, public intoxication, threats, aggressive animals, unauthorized guests, illegal activity, unsafe conduct, or refusal to leave may result in law enforcement being called.

41. Reasons for Immediate Removal

Management may require a guest, visitor, animal, vehicle, or RV to leave immediately for reasons including, but not limited to: nonpayment of lot fees or charges; returned checks, failed ACH payments, disputed payments, or other returned payments; unauthorized guests or occupants; sharing facility codes with unauthorized people; noise violations; loud music after quiet hours; barking, aggressive, or uncontrolled animals; public intoxication; disorderly conduct; fighting, threats, harassment, or abusive behavior; illegal activity; unsafe conduct; damage to park property; excessive clutter, trash, junk, or debris; junk vehicles, trailers, or equipment; unsafe RV, utility, sewer, or electrical condition; septic system violations; digging or ground disturbance without approval; unapproved structures, decks, fences, skirting, or additions; misuse of laundry, shower house, bathrooms, or common facilities; blocking roads, neighboring sites, utilities, or emergency access; improper propane, fuel, or hazardous material storage; failure to follow management instructions; violation of federal, state, or local law; and any conduct that interferes with the quiet enjoyment, safety, or comfort of other guests.

42. Refunds

Refunds, if any, are handled by management based on the situation, length of stay, payment status, damage, cleanup costs, and any amounts owed.

Guests removed for rule violations may forfeit some or all prepaid amounts to the extent allowed by law and park policy. Any unpaid charges, returned payment fees, damage, cleanup, utility damage, septic damage, or other amounts owed may be deducted from any refund that may otherwise be due.

43. Personal Property

Guests are responsible for their own RVs, vehicles, trailers, boats, equipment, tools, personal property, valuables, and belongings. Area71 RV Park is not responsible for lost, stolen, damaged, or abandoned property.

Property left behind after departure may be treated as abandoned and may be removed, stored, disposed of, or handled according to applicable law.

44. Insurance

Guests are responsible for maintaining appropriate insurance for their RV, vehicles, trailers, boats, pets, personal property, liability, and any other property they bring into the park. Area71 RV Park does not insure guest property.

45. Changes to Rules

Management may update these rules as needed for safety, operations, insurance, legal compliance, guest comfort, or park maintenance. Updated rules may be posted, emailed, distributed, or provided at check-in. Continued use of the park after rules are updated means the guest agrees to follow the updated rules.

46. Common Sense Rule

Not every situation can be listed in writing. Guests are expected to use common sense, act respectfully, keep their site clean, avoid disturbing others, follow management instructions, and treat the park and other guests with respect.

If something creates a mess, a safety issue, a complaint, a legal issue, or a problem for other guests, management may require it to stop, be corrected, or be removed.

Guest Acknowledgment

By staying at Area71 RV Park, you acknowledge that you have received, read, and agree to follow the Area71 RV Park Rules, Terms and Conditions.

You understand that violation of these rules may result in fees, loss of park privileges, removal from the park, and/or law enforcement involvement.
